Essex has some of the oldest and best-built housing we see. Montclair, Glen Ridge, South Orange and the Caldwells are full of homes still on their original heating systems, with Newark, Bloomfield and Belleville carrying dense pre-war stock alongside them. Steam and hot-water heat is less a specialty here than the default, which suits us.

One-pipe and two-pipe steam is normal here. A cold radiator is usually a vent, a valve or the pitch, not a new boiler.

Original supply lines

Galvanized runs from the 1920s eventually close up from the inside. Where we can, we replace the failing section rather than the whole house.
